Ukutoia Kāinga Hou is a housing solution that enables Māori whanau to live and thrive together, as Māori.

The Ukutoia design replaces 2 state homes on traditional quarter-acre sections with 14 new terrace homes, communal facilities and a range of private, shared and public spaces. Overall the development creates 53 bedrooms

The Ukutoia design replaces 2 state homes on traditional quarter-acre sections with 14 new homes, communal facilities and a range of private, shared and public spaces. Overall the development creates 53 bedrooms.

At its heart Ukutoia is housing designed to accommodate traditional Māori family structures and reflect Māori values. The design enables extended, intergenerational whanau to live together communally, while still providing residents with privacy and independence.

Ukutoia is more than just housing, it’s a response to the urgent issues that impact many urban Māori. It creates warm, healthy homes, supports Māori economic independence and provides affordable housing.

While this concept design has been developed to reflect the history and geography of the Glen Innes area, it has the potential to be adapted to neighbourhoods throughout Tāmaki Makaurau.
