Front yard landscaping plays an important role in creating the attractive, green streetscapes that typify many of Auckland’s suburbs. As our neighbourhoods increase in density and typical site sizes get smaller, it is important to still allow space for greenery in the front yard. This becomes more challenging as demands for space compete.

When a street is bordered by high, solid fencing it blocks views between homes and the street. This can create a street environment that feels unpleasant and unsafe, reducing the liklihood of people walking and cycling. It also creates an unattractive street that limits interaction between neighbours, decreasing neighbourhood safety and a feeling of community.

As housing densities increase, houses often become narrower, while garage widths remain unchanged. If not managed properly, garages and driveways can begin to dominate suburban streetscapes. This can detract from the look and feel of a street, discouraging walking and a sense of community.

Dwellings that overlook the street can help enhance the safety of both the street and the house. Windows facing the street provide opportunities for “passive surveillance”, or “eyes on the street”, which helps reduce opportunities for crime.

New development in existing suburbs can create issues around privacy, especially where there is an increase in density or a change in building type - for example from single storey houses to multi-storey houses or apartments. It is important to maintain the privacy of neighbours and residents as far as practical by avoiding or limiting direct views into living areas, bedrooms, balconies or outdoor spaces.

Homes need to be functional and of a sufficient size to meet the day to day needs of their occupants. Room sizing should consider the number of people intended to occupy the house, as well as any potential mobility needs, both now and in the future.

The appropriate storage and removal of domestic rubbish, recycling and food scraps is an essential consideration for multi-unit residential developments (generally four or more dwellings). Waste requirements should be considered early in the design process, as they can play an important role in determining the layout and design of a development.

Residential amenities, such as letterboxes, storage spaces, and clothes lines, are practical features of a development. Their inclusion and design can have a significant impact on resident’s daily lives.
